Northeast Philadelphia Rental Market: 2026 Data
Northeast Philly has long been the dependable part of the Philadelphia rental market, but in 2026 the data shows it is not one market. Here is what our podcast, The Philly Landlord Guy, found in two Northeast zip codes.
| Metric | 19149 (April 2026) | 19136 (September 2026) |
|---|---|---|
| Neighborhoods | Mayfair, Oxford Circle | Holmesburg, Pennypack, Winchester Park, northern Mayfair |
| Units listed | 4 | 16 |
| Closed leases | 5 | 5 |
| Median days on market | 41 | 55 |
| Median listed rent | $1,875 | $1,625 |
| Median rented price | $1,600 | $1,400 |
| Gap (listed vs rented) | $275 to $319 | $225 (about 14%) |
| Citywide for comparison | 65 days on market, $182 gap | 58 days on market, $25 gap |
Both samples are small, so treat them as signals, not guarantees. The signal is the same in both zip codes, though: Northeast landlords are asking more than tenants will pay. The citywide gap between asking and closing rent is $25, while in these Northeast zips it runs $225 to $319.
19136: Holmesburg, Pennypack and Winchester Park
Asking rents in 19136 rose about 14% in a year, from $1,425 to $1,625, while median household income stayed flat at roughly $57,000 to $65,000. At the same time, homes in 19136 go pending in about 16 days at a median price near $236,000, and a mortgage payment on that is not much more than the asking rent, so many would-be renters are buying instead. October inventory is up 43% from a year ago. The takeaway: price a standard 3-bedroom at $1,400 to $1,500, keep your good tenants, and know your sale option if a unit no longer works as a rental. Read the full analysis in our 19136 episode.
19149: Mayfair and Oxford Circle
19149 is a family-oriented zip code of 1940s brick rowhomes with low vacancy and low turnover. In April 2026 it rented in an average of 41 days, versus 65 citywide, with just 2.0 months of supply. Units near transit on Roosevelt Boulevard and Castor Avenue, with in-unit laundry and good curb appeal, move fastest. Tenants here consistently looked for rents near $1,600, not $1,875. Hear the full discussion in our 19149 episode.
Nearby: Olney, Feltonville and Fern Rock (19120)
Just west of the Northeast, 19120 shows how much of a market can sit outside the MLS: the MLS recorded only 5 rentals in August, but a comps analysis of 137 nearby 3-bedroom units found a $1,600 median rent and a 26-day median days on market for correctly priced units. See our 19120 episode.
What This Means for Northeast Landlords
- Price to the market, not to your mortgage. Standard Northeast 3-bedrooms are renting around $1,400 to $1,600 depending on the pocket. Listing $200 or more above that tends to add weeks of vacancy.
- Retention matters more in slow seasons. Renewing a good tenant avoids a vacancy that can stretch into January.
- Get ready for the Safe Healthy Home Act. It takes effect November 1, 2026. You will need a current Rental Suitability Certificate to file an eviction, and tenants can request one every 90 days.
