Philadelphia Rental Market August 2026: 19120 Olney Deep Dive — Feltonville, Lawncrest & Fern Rock

The most linguistically diverse zip code in Pennsylvania is not Center City or University City. It is 19120, Olney, in upper North Philadelphia. Korean, Cambodian, Vietnamese, Colombian, Jamaican, Portuguese and African families bought the rowhomes here, opened businesses on 5th Street, and kept the neighborhood full while other parts of North Philly emptied out.

Here is the twist for landlords: this market barely shows up on the MLS. Pull the official numbers and it looks like almost nothing rents. The reality is very different, so this episode looks at both sets of data, where the real market lives, and the five distinct pockets inside this one zip code.

Philadelphia Rental Market in August 2026: The Citywide Picture

Metric August 2026
New units listed 1,799
Units rented 1,608
Absorption rate 89%
Median listed rent $1,850
Median rented price $1,800
Gap between listed and rented ~$50
Median days on market 46 days
Months supply of inventory 2.2 months

September inventory is sitting at 4,010 units, down from 4,345 a year ago. The market absorbed the spring supply wave and firmed up. Keep the 46-day citywide number in mind, because 19120 looks very different.

Growth Without Gentrification

Starting in the 1980s, Korean families moved into Olney and opened businesses along North 5th Street. Portuguese families followed (for a stretch 5th Street was known as "Rua Cinco"), then Cambodian, Vietnamese, Colombian, Jamaican and African families. The Cambodian Association of Greater Philadelphia and the Korean Community Development Services Center still operate on 5th Street today.

Unlike other parts of North Philadelphia, vacancy in Olney stayed low through all of it. Immigrant families bought the rowhomes, maintained them and filled them. The neighborhood revitalized without displacement: no luxury towers and no sudden rent spikes, just steady, family-driven demand.

The tenant profile follows from that. Average household size in core Olney is 4.8 people, more than double the citywide average of 2.2, and in Feltonville it is 5.1. These are large, multigenerational families who need three or more bedrooms. A renovated 3-bedroom rowhome is the bread-and-butter rental product of this zip code.

The Five Pockets of 19120

19120 is home to about 66,000 people. It is not one market.

Olney Core

The heart of the zip, centered on the 5th Street corridor and Fisher Park, the 23-acre park donated by Joseph Wharton in 1908. Median household income is around $54,000. The housing is classic two-story, 3-bedroom rowhomes of roughly 1,700 square feet. This is the strongest and most stable pocket.

Fern Rock

The northwest edge along Broad Street, with 1920s rowhomes, some twins and singles, and a few high-rise apartment buildings. Its advantage is transit: the Fern Rock Transportation Center is the northern terminus of the Broad Street Line plus three Regional Rail lines.

Lawncrest

The northeast section, calmer and more suburban in feel. Median income is around $54,000, poverty is near the city average, households are smaller and blocks are steadier.

Feltonville

The southeast, extremely dense, heavily Latino and very working-class. The poverty rate is around 40%, twice the city average. Tenants are price-sensitive and families are large, so condition and price matter more than anything else.

Olney Southwest

The toughest pocket. Per capita income is lower than 96% of US neighborhoods and two-thirds of children live below the poverty line. This is deep-value, heavily voucher-driven territory that requires hands-on management, and block selection is everything. Check atlas.phila.gov for violations on surrounding parcels before you buy.

The Anchors Behind Demand

  • Jefferson Einstein Hospital: Philadelphia's largest independent teaching hospital, on Broad Street. Local agents consistently report that a big share of buyers and renters here are hospital-affiliated, which is a steady healthcare-worker tenant pipeline.
  • Olney Transportation Center: at Broad and Olney, the second-most-traveled terminal in SEPTA's system, about 20 minutes to Center City on the Broad Street Line. More people here ride the bus to work than in 97% of US neighborhoods, so proximity to Broad Street, Olney Avenue and 5th Street drives rent.
  • Parking: tight everywhere and a consistent tenant complaint, so any property with parking has a real edge.

Why the MLS Barely Sees This Market

The August Bright MLS Numbers for 19120

Metric 19120
Units listed 7
Units rented 5
Median listed rent $1,500
Median rented price $1,664
Days on market 101

Five closed units is not a dataset, and no big conclusions should be drawn from five leases. The small sample is the story. For comparison, the MLS recorded 23 rentals in 19148 in the same month, in a zip code with fewer households. The vast majority of the 19120 rental market happens off the MLS: landlord-direct listings on Zillow and Facebook, word of mouth, church bulletin boards and family connections. In a neighborhood built on tight-knit immigrant communities, that is exactly how you would expect it to work.

Two takeaways for investors. You cannot judge this zip code by MLS statistics alone, and if you list here, you need to market where tenants actually look.

The Real Market: RentEngine Comps for a 3-Bedroom, 1-Bath Rowhome

TrustArt ran a RentEngine comps analysis for a 3-bed, 1-bath rowhome, pulling from a 2-mile radius that captures 19120 plus nearby Feltonville, parts of Frankford, Lawncrest and Logan, over the last 60 days.

Metric Result
Total units in the market 137
Available 110
Rented 27
Supply-to-demand ratio about 4 to 1
Median rent $1,600
Rent range $1,200 – $1,995
Median days on market (rented units) 26 days

The key number is the 26 days. Units that rented moved in under a month, while the available pile is full of listings sitting 100, 200 and even 400-plus days, many with multiple price cuts. One listing started at $1,775, has cut its price four times down to $1,395, and is still sitting.

The Pricing Lesson

In an oversupplied market there is no middle ground. Price at the market, around $1,500 to $1,550 for a standard 3-bedroom, and you rent in three to four weeks. Price at $1,800 because a renovated unit down the block got that, and you join the 100-day pile, cut your price anyway, and lose months of rent.

Three months of vacancy on a $1,600 unit is $4,800. A $100-a-month premium takes four years to earn back. The math never works.

What Earns a Premium

The rented comps at $1,700, $1,900 and $1,995 almost all had something extra: in-unit laundry, a renovated interior, or occasionally parking. For large families doing laundry for five or six people, in-unit laundry is not a luxury in 19120. It is a rent driver.

The Investor Math

Median home price in Olney is around $190,000 to $200,000. Achievable rent on a solid renovated 3-bedroom is $1,500 to $1,600, with upside toward $1,800 or more for the best product according to local agents. That rent-to-price ratio is among the strongest cash-flow setups covered in this series, if you buy on the right block and price to the market from day one.

A Note on Assessments

Olney owners were hit hard in recent reassessments, with some properties seeing assessments jump more than 70% in the 2023 reval and again this year. The First Level Review deadline for 2027 assessments was September 1, and the formal Board of Revision of Taxes appeal window ran through October 5, 2026. If your 19120 assessment looks wrong, check the status of your appeal options and watch for next year's deadlines.

The Bottom Line

19120 is one of the most stable, structurally high-demand rental markets in the city, built on decades of immigrant families who bought, maintained and filled these rowhomes. But the MLS barely sees it, so use real comps. Know your pocket, because a block off 5th Street and a block in Olney Southwest are different businesses. Serve the actual tenant: big families who need three or more bedrooms and value in-unit laundry. And in an oversupplied moment like this one, price at the market and rent in 26 days, or overprice and sit for 100.
