Philadelphia Rental Market August 2026: 19148 Deep Dive — Lower Moyamensing, Whitman, Pennsport & Packer Park
South Philadelphia's 19148 is about to have the biggest construction project in its modern history next door, and the rental data already shows it. Median household income is up about 12%, the zip has less than two months of rental supply, and roughly 1,300 to 1,400 planned apartment units that were cancelled in Center City never got built. That is demand without dilution, and it is why 19148 is the zip we dug into for the August 2026 episode.
Philadelphia Rental Market in August 2026: The Citywide Picture
| Metric | August 2026 |
|---|---|
| New units listed | 1,799 |
| Absorption rate | 89% |
| Median listed rent | $1,850 |
| Median rented price | $1,800 |
| Gap between listed and rented | ~$50 |
| Median days on market | 46 days |
| Months supply of inventory | 2.2 months |
Inventory heading into September sits around 4,000 units, compared with 4,345 a year ago. Fewer units on the market, a high absorption rate, and a gap of only about $50 between asking and achieved rent all point to a market that still favors well-priced, well-presented listings.
The Arena: Why 19148 Is Getting So Much Attention
In January 2025 the proposed Market East arena project in Chinatown was cancelled. The replacement plan puts a shared arena for the Sixers, the Flyers and a WNBA expansion team (developed with Comcast Spectacor) at the southeast corner of Broad Street and Pattison Avenue, on the old Spectrum site next to the NRG subway station.
What we know:
- Cost: roughly $1.5 billion
- Timeline: about three years of construction, with opening targeted for 2030
- The current arena: the existing Xfinity Mobile Arena is expected to be demolished after the new one opens
- The bigger plan: the arena is part of a roughly $2.5 billion district that includes a hotel, an event venue, and transit-rider subsidies
A caution for investors: 2030 is a long hold. Do not overpay today for an arena that has not broken ground. The better way to think about it is that the arena is a tailwind for a zip that already has strong fundamentals.
19148 at a Glance
- About 50,000 residents and roughly 18,700 households
- Unemployment under 4%
- About two-thirds of homes are owner-occupied
19148 is not one market. It is four distinct pockets, and the right rent depends on which one your property is in.
Lower Moyamensing
The area between Snyder and Oregon, from 7th Street to Broad. Household income is roughly $80,000, up about 12.5%, and renters aged 25 to 44 have a median income near $97,000. The housing stock is 19th-century rowhomes and converted factories, population density tops 40,000 people per square mile, and rents of $2,000 and up are common for renovated units.
Whitman
Roughly 6th Street to Front Street, between Snyder and Bigler, named for the Walt Whitman Bridge. This is a working-class neighborhood with a child poverty rate near 21% and a high share of single-mother households. It is the most price-sensitive pocket of the zip, and tenant retention matters more than chasing the top of the market.
Pennsport
The river corner around Second Street. Values are rising as renters and buyers priced out of Queen Village and East Passyunk look south. Expect continued upward pressure here.
Packer Park
West of Broad Street and the closest pocket to the arena site. It is mostly 1950s twins and single-family homes, largely owner-occupied, so rental inventory is thin.
August 2026 Rental Data for 19148
| Metric | 19148 | Citywide |
|---|---|---|
| Units listed | 28 | 1,799 |
| Units rented | 23 | — |
| Absorption rate | 82% | 89% |
| Inventory | 56 | ~4,000 |
| Months supply of inventory | 1.8 | 2.2 |
| Median days on market | 33 | 46 |
| Median listed rent | $2,073 | $1,850 |
| Median rented price | $1,685 | $1,800 |
| Gap (listed vs rented) | $388 | ~$50 |
| Average rented price | $1,805 | — |
Two takeaways. First, 19148 rents about 13 days faster than the city as a whole, and with 1.8 months of supply it is tighter than the citywide market. Second, the $388 gap between listed and rented price is large. The listed median is pulled up by renovated units priced at the top of the market, while what actually rents is closer to $1,685. Overpricing in this zip costs you days, not just dollars.
Pricing Guidance by Pocket
- Renovated units in Lower Moyamensing or near Passyunk: $1,900 to $2,100
- Standard-condition units in Whitman: $1,500 to $1,700
Price to the pocket and the condition, not to the zip code average.
September Update
Early September data shows 58 units listed in 19148, a median listed price of $1,850, and months supply rising to 2.5. Supply is loosening slightly as the fall season begins, so landlords with a vacancy should price competitively from day one.
The Bottom Line
19148 combines strong incomes, low supply, fast lease-up, and a long-term catalyst in the arena district. The risks are a long timeline, overpricing against a wide listed-versus-rented gap, and treating four very different neighborhoods as one. If you own here, know your pocket, price to what actually rents, and keep your property compliant and well maintained.
