Philadelphia Rental Market September 2026: 19145 Deep Dive — Newbold, West Passyunk & Girard Estate
In 2011, the median household income in zip code 19145 was about $36,000. Today it is about $72,000. It doubled. That is the story of the west side of South Philadelphia, and it shows up in the September 2026 rental numbers: 33 days on market, and leases closing within $77 of asking price. This is the third episode in our South Philadelphia series, after 19146 and 19148.
Philadelphia Rental Market in September 2026: The Citywide Picture
| Metric | September 2026 |
|---|---|
| New units listed | 1,659 |
| Units rented | 1,185 |
| Median listed rent | $1,800 |
| Median rented price | $1,775 |
| Gap between listed and rented | $25 |
| Median days on market | 58 days (up from 46 in August) |
| Months supply of inventory | 2.5 months |
Pricing across the city is still accurate, with only a $25 gap between asking and rented prices. What changed is speed. Days on market jumped from 46 to 58 as the school-year moves ended and the slowest leasing months began. One silver lining: October inventory is 4,072 units, down from 4,427 a year ago, so the market is tighter than last fall even as it slows. Hold on to that 58-day number, because 19145 beat it by 25 days.
Why Your Tenants Aren't Leaving to Buy
Zillow's latest rent report, covered by Scotsman Guide in September, found that the average U.S. renter now pays about $1,066 less per month than the typical homebuyer:
| National figure | Amount |
|---|---|
| Average rent | $1,948 |
| Typical mortgage payment with taxes and insurance | $3,014 |
| Yearly savings from renting | about $12,800 |
The gap is widening. Over six months, the monthly cost of buying rose $140 while average rent rose $32. Zillow and Thumbtack also put the hidden costs of owning (maintenance, insurance, closing costs, property taxes) at nearly $16,000 a year.
Now localize it. The median home sale price in 19145 is about $302,000, up 4.1% year over year per Redfin. With 10 to 15 percent down at current rates, that is roughly $2,300 to $2,500 a month all-in. The median rent that closed in September was $1,773. That is a $500 to $700 monthly advantage for renting.
What that means for landlords:
- Good tenants are not leaving to buy. "We bought a house" is a less common move-out reason when the math does not work.
- Renewals are your biggest profit lever. A tenant who stays saves you turnover costs and vacancy. Offer the renewal early, keep the increase reasonable, and lock in longer terms.
- Renters by choice are a real and growing segment. Well-paid people who could buy are choosing to rent, and they have options. Your property and your service need to match.
19145 at a Glance: The West Side of Deep South Philly
19145 covers everything west of Broad Street from roughly Mifflin down to the stadiums, out to the Schuylkill.
- About 47,000 residents and 19,200 households
- 57% owner-occupied and 43% renter, a bigger renter share than neighboring 19148
The Income Story
| Year | Median household income |
|---|---|
| 2011 | $35,988 |
| 2019 | $46,540 |
| 2021 | $59,216 |
| 2024 | $71,965 |
Income doubled in thirteen years, with most of the gain in the last five. For family households the median is about $87,000. This is the East Passyunk effect spreading west across Broad Street, plus young professionals priced out of Center City and Graduate Hospital. It is the same wave we saw in 19146, arriving a few years later on this side of Broad, so parts of this zip are still mid-transformation.
Newbold
The northeast corner, roughly 17th Street to Broad, straddling the 19145/19146 line. It is dense, at nearly 38,000 people per square mile, and it is the most visibly transformed pocket: renovated rowhomes, new infill, and bars and coffee shops along the 17th Street and Snyder corridors. Premium rents in this zip live here and in West Passyunk.
West Passyunk
Between 18th and 25th Streets, from Mifflin to Passyunk Avenue. The 25-to-44 age group, the prime renting demographic, has a median household income of about $90,700. These are well-paid young households, and the neighborhood association is active. Clean, updated product rents fast.
Girard Estate
The historic jewel of the zip: a planned community from the 1920s on Stephen Girard's old estate, with detached and twin homes with porches and yards, which is rare in South Philly. Niche puts median household income around $96,000, with poverty at 13% versus 20% citywide. It is mostly owner-occupied with limited rental inventory, but a rental that does come up here commands top dollar and attracts long-term family tenants. The 17 bus runs through it.
Packer Park West and the Stadium District Edge
The southern end of the zip shares the Sports Complex story from our 19148 episode. The new arena at Broad and Pattison, targeting 2030, sits on this zip's doorstep too. The same long-hold thesis applies to the western blocks.
The Bellwether District
Over 1,300 acres of the old PES refinery site on the zip's western edge, along the Schuylkill, are being redeveloped by Hilco into a logistics and life-sciences campus. It is a multi-year project, but it turns a historic industrial liability into a long-term employment anchor. With the arena to the south, 19145 is bracketed by two of the biggest development stories in the city.
Transit
The Broad Street Line runs the full eastern border (Tasker-Morris, Snyder, Oregon, NRG), and the 17 bus runs through the heart of the zip.
September 2026 Rental Data for 19145
| Metric | 19145 | Citywide |
|---|---|---|
| Units listed | 42 | 1,659 |
| Units rented | 20 | 1,185 |
| End-of-month inventory | 87 | — |
| Months supply of inventory | 2.8 | 2.5 |
| Median days on market | 33 | 58 |
| Median listed rent | $1,850 | $1,800 |
| Median rented price | $1,773 | $1,775 |
| Gap (listed vs rented) | $77 (about 4%) | $25 |
| Average rented price | $1,784 | — |
Three takeaways:
- Speed. 19145 rented 25 days faster than the city in a month when the rest of Philadelphia slowed down.
- Accurate pricing. The $77 gap is small. Landlords here are pricing correctly, and the market is meeting them close to the ask. Other zip codes we covered this year have had gaps of $200, $300, even $445. The average rented price of $1,784 sits right next to the median, so the product mix is consistent.
- Rising rents. October's median list price is $1,800, versus $1,700 at this time last year. That is roughly a 6% increase in asking rents that the market is absorbing, because incomes here support it.
Watch item: October inventory is 89 units and building as the slow season arrives. Price accurately from day one to stay on the right side of the 33-day average.
Voucher Tenants and the Small Area Fair Market Rent
The Small Area Fair Market Rent for a 3-bedroom in 19145 is $2,160, well above the $1,773 median rented price. A voucher tenant in a quality 3-bedroom can be one of the highest-paying tenants in this zip, which is worth building into your underwriting.
The Bottom Line
19145 completes the South Philadelphia picture and is the strongest performer of the three zips we covered: incomes doubled since 2011, 33-day lease-ups, a 4% gap between asking and closing, rents up about 6% year over year, and two major development anchors on its borders. With renting beating buying by over $1,000 a month nationally, well-paid tenants here have every reason to stay. Lean into renewals, keep your product sharp for renters by choice, and price to your pocket. Newbold and West Passyunk are not Girard Estate, and none of them are the stadium blocks.
