At TrustArt Realty, we believe that an informed investor is a profitable investor. In our 2024 Annual Property Management Team Meeting, we reviewed national and local Philadelphia rental market trends, shared internal operational updates, and brought in industry experts to discuss tax strategies, lending, and construction.
Watch the full recording of our 2024 meeting below, or read on for a quick summary of the key takeaways to help you prepare your portfolio for the year ahead.
1. Philadelphia Rental Market Update
The rental market is officially cooling down. National and local data confirm that we are no longer seeing the massive rent hikes of previous years. In fact, many areas are experiencing slight decreases in rent prices and longer vacancy periods.
- Days on Market: According to Bright MLS, the average time to rent a property in Philadelphia has climbed to 64 days. (At TrustArt Realty, our current average is around 50 days, keeping our clients 20% ahead of the market).
- The New Strategy: With a surge of new construction bringing high inventory to the market, landlords must be proactive. To stay competitive, we highly recommend aggressive pricing and offering move-in incentives (like a free month of rent) to reduce costly vacancy time.
2. Operational Updates & Fraud Prevention
We have implemented several new strategies and tools to protect our owners and keep their properties occupied:
- The 85% Renewal Goal: Our primary objective this year is tenant retention. We are currently hitting our goal of renewing 85% of all leases. Keeping a great tenant with a flat renewal is far more profitable than risking a 60+ day vacancy and turnover costs.
- Deposit-Free Move-ins: To attract more qualified applicants quickly, we now offer a third-party deposit-free move-in program. It removes the massive upfront cash barrier for tenants while still perfectly protecting the landlord's financial interests against damages.
- Combatting Application Fraud: We are currently seeing fake documents (altered pay stubs, fake landlords, fake bank statements) in 1 out of every 5 rental applications. Our team has heavily upgraded our screening tools to meticulously verify every single applicant and protect your property from professional tenants.
3. Expert Guest Speakers
We were thrilled to host three incredible industry experts during this meeting to advise our property owners:
- Tax Strategy: Jennifer Fost (CPA) discussed the liability differences of owning property in an LLC vs. your personal name, how to navigate Philadelphia's 4.27% transfer tax, and the massive tax benefits of qualifying as a "Materially Participating Real Estate Professional."
- Investment Lending: Hunter from LendingOne broke down their specialized investor loan products, including 30-year fixed rates and short-term "Fix-to-Rent" loans that fund up to 100% of your renovation costs.
- Construction & Rehabs: Daniel, our trusted general contractor, shared exactly what to look for when buying an older Philadelphia rowhome. He emphasized the importance of checking foundational water tables, updating knob-and-tube wiring, and why you should never overlook aging HVAC ductwork during a rehab.
