Philadelphia Rental Market May 2026: 19134 Deep Dive — Port Richmond, Harrowgate & Kensington

Three different neighborhoods. One zip code. If you analyze 19134 as a single number, your underwriting is broken before you even close on the property.

Today we're doing a real deep dive into 19134 — Port Richmond, Harrowgate, and Kensington — three areas that could not be more different from each other, all sharing the same five digits on a map. Who lives there, what the housing stock actually looks like block by block, and what the real May 2026 numbers say about pricing in each pocket of this zip code.

Philadelphia Citywide Rental Market — May 2026

Metric May 2026
New units listed 2,612
Units rented 1,518
Median listed price $1,885
Median closed price $1,840
Price gap $45
Average days on market 49 days
Cumulative DOM 53 days
End-of-month inventory 4,477 units
Months of supply 3.1

A relatively tight $45 gap between listed and closed price tells you the citywide market is fairly realistic right now compared to recent months.

June update: Inventory has already climbed to 4,692 units — up over 200 in just a few weeks. New listings for June so far sit at 1,564. Supply keeps growing, which means the pressure to price correctly from day one is not going away. The days of listing high and "seeing what sticks" are over. Price it right, present it clean, and you will move it in under 50 days. Overprice it, and you are feeding a vacant mortgage for two months or more.

Zip Code Deep Dive: 19134

19134 sits in lower Northeast / North Philadelphia, and it genuinely contains three distinct communities that each need their own pricing strategy.

Port Richmond — The Stable Anchor

Port Richmond is the most stable of the three sub-markets. Population around 21,000, median age 38 — noticeably older than the city average, signaling a neighborhood of long-term residents rather than a transient rental market. Historically a Polish and Eastern European working-class enclave, it has diversified over the past two decades but kept its core identity — rowhomes, front stoops, residents who have lived on the same block for twenty or thirty years.

The housing stock is classic Philadelphia brick rowhome, mostly built in the early-to-mid 1900s, and well-maintained relative to the rest of the zip code because ownership rates are higher and pride of block runs deep. A clean, updated rowhome here — central air, in-unit laundry, modern kitchen — competes at the top of this submarket and can legitimately push toward the higher end of what 19134 commands.

Harrowgate — Mandatory Block-by-Block Due Diligence

Harrowgate is genuinely transitional, and this is the part of the zip code where block-by-block due diligence is not optional. For-sale housing data shows the area currently has a median listing price around $130,000, with homes typically sitting on market over 100 days when for sale — telling you even the ownership market here is slow and price-sensitive, let alone the rental side.

Housing stock is older rowhomes, a meaningful number of multi-family conversions, and a noticeably higher share of distressed or under-renovated properties compared to Port Richmond. One block can be quiet and stable. The next block over can have multiple vacant or city-flagged properties. Before you buy or aggressively price a rental here, walk the block. Check atlas.phila.gov for active L&I violations on the surrounding properties. Do not assume Harrowgate is one thing — it isn't.

Kensington — The Heaviest Reputation Challenge

The portion of Kensington that falls within 19134 has roughly 20,000 residents with a median age around 34.5 — younger than Port Richmond. This is the part of the zip code carrying the heaviest reputation challenges, some fair and some outdated depending on the specific block. 19134 overall classifies as a lower-middle-class zip code by household income, with Hispanic residents making up the majority of the population. This is a working-class, largely immigrant and multi-generational community, and your tenant base here is going to be highly price-sensitive.

The rowhome stock in this part of the zip is older and frequently un-renovated, which drives higher maintenance demands and contributes directly to faster tenant turnover when units aren't kept up. This is also the section of the zip code doing the most to drag the overall median rent numbers downward.

Why This Matters for Your Pricing Strategy

Three different worlds, one zip code, one set of MLS statistics that blends them all together. Keep that firmly in mind when you look at the numbers below.

May 2026 MLS Data for 19134

Metric 19134 (May 2026)
Units listed 61
Units rented 43
End-of-month inventory 109 units
Months of supply 2.6
Median listed price $1,500
Median closed price $1,300
Price gap $200 (13%+)
Average days on market 59 days
Cumulative DOM 60 days

61 listed and 43 sold in May is a strong absorption rate for the month. But the pricing reality is what matters most here: a $200 gap — over 13% — between what landlords are asking and what tenants are actually paying. Average days on market of 59 days is 10 days slower than the citywide average of 49.

Here is what is actually happening underneath those blended numbers: a well-maintained Port Richmond rowhome can realistically command close to that $1,500 listed median and rent in line with the city average. A property in the rougher pockets of Harrowgate or in older Kensington stock is going to land much closer to — or below — that $1,300 closed median, and pricing it at $1,500 because "that's the zip code average" is exactly how you end up sitting for 60-plus days and then cutting your price anyway.

Price for the specific block you are actually in, not for the zip code on paper.

Current June inventory for 19134 is already up to 113 units at a median list price of $1,500 — flat compared to May. Worth watching whether that median holds as more supply comes online through the summer.

Bottom Line on 19134

Citywide, the market is balanced but supply is growing — price correctly from the start. And 19134 is the clearest example of why a zip code is not a neighborhood. Port Richmond, Harrowgate, and Kensington each have their own population, their own housing stock, and their own realistic price point. Pull one number off a spreadsheet and apply it to all three, and you will either overprice yourself into a 60-day vacancy or underprice a perfectly good Port Richmond rowhome.

Know your block. Price your block. Not the zip code average.
